An Investor Visa, also known as a Dubai Partner Visa, is available to foreign nationals who wish to start or invest in a
business in Dubai. The Dubai investor visa entitles the holder to live and work in the UAE throughout the duration of
the visa.
A holder of a Dubai Investor Visa is eligible to apply for the Emirates ID card, open a bank account, acquire a UAE
driving license, sign up for Etisalat or DU mobile and home packages, and many other essential services. A Dubai
Investor Visa holder is also eligible to sponsor their spouse, children, and parents.
Dubai Investor Visas can be obtained under four categories:
- Investment in Residential Property.
- Investment in a Company.
- Long-Term Residence.
- Retirement.
- Investment in Residential Property
- Individuals who make an investment in residential property worth at least AED 1 million, with a maximum
of 50% of the property value under mortgage, are eligible for this program. It must be a residential
property and not a commercial property. Investors can hold the visa for up to five years as long as they
own property in the country.
- Individuals who own a property worth more than AED 1 million are eligible for the three-year visa,
whereas those who own a property worth at least AED 5 million are eligible for the five-year visa.
- Investment in a Company
It applies to those who decide to invest or start a business in Dubai’s mainland or Dubai’s free zones.
Investors applying for this visa must own shares worth at least AED 72,000 or establish a company with a capital
investment of the same amount.
- Long-Term Residence Visa
In this recently launched visa program, investors who meet specific criteria will be eligible for either a 5- or
10-year residency, depending on the size of their investment. In addition to the investor, the spouse, children,
one manager, and one advisor may also apply. The 10-year long residency visa is applicable to investors of at
least AED 10 million, either through a deposit in an investment fund inside the country or establishing a
company in the UAE. Investors with properties worth more than AED 5 million, or entrepreneurs with a project
worth more than AED 500,000 are eligible for the 5-year visa.
- Retirement
Investors over 55 wanting to retire in Dubai have been given the option of applying for this visa category. An
individual can apply for this visa if he or she invests in a property of at least AED 2 million, owns
accumulated savings worth at least AED 1 million, or has an active monthly income of more than AED 20,000.
